As the largest city in the Philippines by land area, Davao City is gaining international attention as a prime destination for property buyers. From breathtaking landscapes to a thriving economy, Davao’s appeal is hard to overlook for both local and international investors.

1. Booming Economy & Infrastructure

Davao has become a key player in the economic landscape of the Philippines, with an annual GDP growth rate of 9.4%. The city’s progress is supported by extensive infrastructure projects like the Mindanao Railway, which will enhance connectivity across the region. Such developments increase demand for housing and boost property values.

"Davao is on the cusp of becoming the economic hub of Mindanao. Investors are keen to get in while prices are still relatively affordable," says real estate expert Carlos Mendoza.

Infrastructure Impact: The Davao Coastal Road Project, scheduled for completion in 2025, will further accelerate property appreciation as it provides faster routes to key business districts and beaches.

2. Competitive Property Prices

Despite the economic boom, property prices in Davao remain significantly lower than in other Philippine urban centers, such as Manila and Cebu. Investors can acquire premium properties at a fraction of the cost.

According to the Housing and Urban Development Coordinating Council (HUDCC), Davao’s property prices are 40% lower than those in Manila, making it a prime destination for cost-conscious buyers.

"For expats and retirees, Davao offers great value for money," shares Jennifer Lee, a Davao-based realtor. "You can get a luxury home here for what a small apartment would cost in Makati."

With property prices still lower than Manila, investing in Davao now can yield substantial returns in the future.

3. Excellent Quality of Life

Ranked as one of the safest cities in Southeast Asia, Davao boasts a reputation for being peaceful and orderly, thanks to effective local governance. Davao offers a blend of urban amenities and proximity to nature, making it ideal for those seeking a balanced lifestyle.

"Davao offers the serenity of the countryside while maintaining the conveniences of city life. It’s a perfect environment for retirees and families," explains Anna Salazar, a local property consultant.

Davao is ranked #5 on the Numbeo Safety Index, above major cities like Manila and Cebu.
